Our Property Management Services
- Market the property for rent
- Screen prospective tenants
- Collect deposits for rental reservations (property owners are reminded that Florida law requires that such funds be deposited in a Florida banking institution)
- Inspect property, supervise cleaning, settle outstanding bills and return deposits at the conclusion of tenancy
- Inspect property and inform property owner following weather related events
- Inspect property weekly if vacant
- Make timely payment of taxes and fees to government entities
- Comply with all Federal, State, local and condominium or homeowner association requirements regarding rentals
- Keep property owners aware of changes to State, local, condominium or homeowner association requirements
- Prepare and send to property owner a monthly statement showing receipts, expenditures and escrow account balances
- Provide recommendations and lists of qualified individuals and companies for decorating, furnishing, repairing and remodeling property to encourage maximum income potential
- Assist property owner in preparing lists of personal property provided by property owner and regularly monitor inventory
- Upon property owner's request, provide for credit and criminal checks on prospective tenants
- Upon prior arrangement between office and property owner, pay all bills relating to property including mortgage(s), real estate taxes, telephone charges, television cable costs, electric service charges, insurance premiums, etc
